Retail, Restaurants & Hotel Planned for Jurupa Valley

City of Jurupa Valley

On October 6th the City of Jurupa Valley released an Initial Environmental Study for a proposal to develop a 250,000 square-foot (SF) shopping center at the Northeast corner of Mission Boulevard and Pyrite Street, located in the Glen Avon area of Jurupa Valley. 

The Shops at Jurupa Valley, proposed by Panorama Development, LLC, would include a variety of commercial, retail, restaurants, a car wash, and a 60-room hotel on a 32.94-acre parcel of land.

The proposal includes a Zone Change from the current Scenic Highway Commercial and Light Agriculture to General Commercial. It also includes a Tentative Parcel Map to subdivide the 33 acres into 19 parcels, a Conditional Use Permit for the proposed gas station, and a Site Development Permit.

The applicant proposes a number of improvements to surrounding infrastructure as part of the project, including pavement and sidewalk improvements on Mission Boulevard and Pyrite Street, water and sewer improvements, and drainage improvements. 

In its Environmental Analysis, the City determined that the project as currently proposed could have a potentially significant or significant impact on a number of the environmental criterion assessed including Aesthetics, Biological Resources, Air Quality, Cultural Resources, Energy Greenhouse Gas Emissions, and more. For these environmental criterion, the City will conduct further evaluation in the Environmental Impact Report, and the developer may potentially need to adopt mitigation measures to reduce the expected environmental impact of the project.
