Residential, Hotel & Commercial Project Planned for the City of Encinitas

Last week, the City of Encinitas announced preparation of an Environmental Impact Report (EIR) for a proposed residential, hotel and commercial mixed-use development located at the southwest corner of La Costa Avenue and North Coast Highway 101 in Encinitas. 

The Marea Village Mixed-Use Development Project, proposed by Fenway Capital Advisors, would consist of 94 apartment units, a 30-room boutique resort hotel, and 18,262 square feet (SF) of commercial, restaurant, office and artist studio space across 11 buildings. The project would also feature a subterranean parking garage, a walking paseo, pedestrian plaza, and an outdoor seating area. Due to a density bonus incentive granted to the developer, 19 of the apartment units will be affordable units dedicated for qualifying low-income households.

The apartment units will consist of studio, one-bedroom and two-bedroom units. The buildings will range from one to three stories in height. Four of the buildings will consist only of residential units, four of the buildings will mix residential and commercial units, one building will only contain commercial uses, one building will house the artist studios, and the final building would be the hotel.

The project would consist of a total of 27,556 SF of common amenity space and 2,700 private open space. The developer proposes a total of 257 parking spaces including 39 spaces equipped with electric vehicle charging stations.

Designed by Stephen Dalton Architects, each building would have a unique modern architectural design and feature a range of building materials including exterior cement plaster, anodized aluminum doors and awnings, wood and lap siding, and concrete walls. The project would have a diverse color palette and feature reds, blues, and yellows to blend with the Medditerranean atmosphere.  The site would contain pedestrian paseos throughout and landscaped vegetation featuring a range of trees and shrubs.
