Oceanside Planning Commission Approves Proposed Indoor Soccer Arena

Last night, the Oceanside Planning Commission approved a proposal to develop a 171,291 square-foot (SF) multi-purpose sports arena and event facility on a 5.24-acre parcel inside of El Corazon Park in Oceanside.
The site of the proposed project is located in the Village Commercial District of the 465-acre El Corazon Specific Plan (ECSP) area and is currently undeveloped. Site reclamation work has been conducted on the site as part of past silica mining operations.
Proposed by Sudberry Properties, the project would feature a 36,000 SF outdoor plaza in the southwest corner of the site in addition to the arena and the event facility. The arena has been designed to host soccer, hockey, basketball, volleyball and other indoor sporting events. The event facility can be configured to host concerts, banquets and tradeshows. The arena would have various seating configurations ranging from 6,367 seats for sporting events to 7,922 seats for concerts.

The City’s intention for the site, as laid out in the ECSP, is for the arena and other commercial uses to be able to generate the revenue necessary to fund the establishment and maintenance of the proposed public park facilities on the site, which include recreational fields, multi-use trails, and more.
Sudberry Properties also proposes to construct a 618-space joint use parking lot located north and west of the arena. The parking lot would be used both for one of the adjacent “Park 1” area and the arena operations.
In order to be consistent with current sustainability practices, the new arena will be equipped with solar panels. The arena’s ice plant would incorporate a heat reclamation system to improve energy efficiency.

ICON Architectural Group will design the sports arena and event facility in the Irving Gill architectural style. The materials used on the exterior of the building are reminiscent of historic Oceanside buildings with planned expanses of white accented by black signage and curtain wall mullions. The building has been designed to step downwards into the finished grade of the site. Its interior design consists of arcades, open canopies, and layered plaza levels. City of Oceanside staff has determined that the proposed architectural design is consistent with the vision and guidelines of the ECSP.
