North Hollywood Station Development Begins Environmental Review

District NoHo, the major joint development project slated to replace the park-and-ride lot which surrounds the North Hollywood subway station has taken an important step forward in its approval.
Early last week, the City of Los Angeles issued a notice of preparation for an environmental impact report on the North Hollywood project.
District NoHo, which is being led by Metro, Trammell Crow Company and High Street Residential, proposes to develop a mixed-use complex on underutilized surface parking lots, industrial/warehouse buildings, and the site of the historic Lankershim Depot Building.

The proposed joint development would consist of a total buildout of 1,527 units, of which 311 units would be deemed affordable and a total of 645,499 square feet of new retail, restaurant and office land uses.
Renderings depict new multiple low-rises (between five and seven stories in height) and high-rise (between 10 and 28 stories in height) buildings over 8 development “Blocks”.
The project will create a new street grid that will focus the majority of its residential component on the northeast section of the project, along the intersections of Cumpston St and Fair Ave, while a separate residential component is located on the intersection of Tujunga Ave and North Chandler Blvd.

The retail component of the development would be focused on Lankershim Blvd to complement the improvements to the Transit Hub, an expanded bus transfer and layover facility, which is also currently planned in conjunction with the project.
The office space component of the project would be dedicated on two separate blocks, one along District Way and another taking the entire block making up South Chandler Blvd. A significant portion of the project will also consist of the creation of a public transit/event plaza that is geared to create a new community gathering place for residents of North Hollywood.

The developer intends to provide 3,313 parking spaces, with up to 750 parking spaces for Metro uses. Due to its direct proximity to transit, and because of the project’s focus on alternative modes of transport, 1,167 bicycle parking spaces would also be provided on-site, as well as up to 166 Metro Bike Hub bicycle parking spaces.
If approved, the project would replace 49,111 square feet with a total of 2,209,027 square feet of new floor area, while retaining and restoring the historic Lankershim Depot Building.

A public scoping meeting will be taking place on July 15 via DOToWebinar, where City staff, environmental consultants and project representatives will be available for information.
A separate public hearing for the project’s entitlements will be scheduled after the completion of the environment review.
