Newport Beach Planning Commission Clears Planned Community Development

Last week the Newport Beach Planning Commission approved a proposed Planned Community Development Plan (PCDP) called Newport Airport Village by Saunders Property Company.

The Newport Airport Village PCDP would establish permitted uses, development standards and design guidelines for the future redevelopment of the project area with mixed-use and commercial development. The 16.46-acre project site is located within the Campus Tract, adjacent to the John Wayne Airport.

Ultimately up to 444 dwelling units (329 base units and 115 density bonus units) and 297,572 square feet of retail, office and airport supporting uses would be accommodated at the project site.

The project site is currently developed with an assortment of commercial uses, including retail, restaurants, rental vehicle facilities and office buildings.

The applicant requested a waiver of its park dedication requirement due to the project site’s inappropriate location for a neighborhood park. In its place, the applicant agreed to pay an in-lieu park fee of $2,500,000.

The proposed planned community will now face the Airport Land Use Commission for a decision later next month.
