Mixed-Use Development Featuring Commercial, Residential and Open Space Uses Approved by Huntington Beach City Council

Last month, the Huntington Beach City Council approved a Specific Plan for a proposed mixed-use development with commercial, residential and open space at the 29-acre Magnolia Tank Farm site located at 21845 Magnolia Street. 

The Magnolia Tank Farm Specific Plan, proposed by Shopoff Realty Investments, would contain up to 250 residential units on 19 acres of the site, and an Open-Space Conservation designation on 2.8 acres of the site to provide upland habitat on the west side of the property. 

The Specific Plan would allow for a variety of housing types including detached and attached residential units to accommodate a variety of market segments. The open space area would feature a 70-foot wide Coastal Conservation area with an additional 30 feet of County flood control property. In total, this will provide a 100-foot buffer from the Huntington Beach channel and the wetlands.

The project would include visitor-oriented commercial and open space to enhance opportunities for coastal recreation. The project would feature a lodge with 40 guestrooms to accommodate low-cost overnight stays. Next to the lodge would be Marsh Park, which would offer a public view corridor to the ocean and serve as a staging area for docent-led tours of the wetlands. 

The project site was previously developed with three above-ground fuel storage tanks, which provided fuel for the adjacent electrical power plant until it converted to natural gas. The fuel storage tanks have since been demolished.
