LA Planning Commission Approves 412-Unit Mixed-Use Project in East Hollywood

Earlier today the Los Angeles Planning Commission approved the SunWest Mixed-Use project located at 5509-5529 W. Sunset Boulevard.
The SunWest project designed by Withee Malcolm Architects proposes to build an eight-story, mixed-use building containing 412 residential units, including 61 units for Very Low-income households. There will be a ground floor commercial component measuring a maximum of 33,569 square feet, as well as three levels of subterranean parking. The total project will encompass 431,313 square feet of floor area on a 2.22-acre site. The FAR of the project will be 4.5:1 and a maximum height of 95 feet.

The project applicant, Reliable Properties, will utilize the full 35% Density Bonus, in exchange for setting aside 25 percent of the base permitted density for Very Low-Income households. In exchange, the project received lower parking requirements, an FAR of 4.5 instead of 3:1, the elimination of an east/west pedestrian throughway (from the Vermont/Western SNAP Specific Plan), and an increase of 20 feet in height, from a maximum of 75 to 95.
The project also seeks to increase the total amount of required commercial parking spaces from a maximum of 67 spaces to 169 spaces. The Planning Commission also approved a master conditional use permit to allow for the sale and dispensing of a full-line of alcoholic beverages for on-site consumption at two planned restaurant establishments, as well as at one planned grocery store establishment.

The design of the building can be characterized as a collage of Art Deco, Modern, and Contemporary styles featuring a mix of ground-floor glass storefront windows, accent colored breezeways, recessed balconies, Juliet balconies, and green screens. A variety of colors and materials such as a monochromatic grey palette, canary yellow and celery green accent colors, stucco, glass, and metal guardrails will also be incorporated.
