38-Unit Condo Development Faces San Diego Planning Commission

Later this week, the San Diego Planning Commission will decide on whether to recommend approval of a proposed 38-unit residential condominium project located at the northeast corner of Broadway and 32nd Street.
The project, proposed by 32nd & Broadway, LLC, would be located on a 0.47-acre site of Broadway within the Greater Golden Hill Community Planning Area. The project would consist of 34 market rate residential units and four units affordable to moderate income households at 100% of Area Median Income (AMI). Per the State Density Bonus Law and the Golden Hill Community Plan (GHCP), the applicant is requesting a density bonus to build the project at 29 dwelling units per acre (du/ac), above the GHCP’s normal 15 du/ac, in exchange for providing the four affordable units.

The applicant is requesting an additional incentive to allow for the maximum project height to be up to 45 feet, whereas the area’s maximum building height is 30 feet. City staff has determined that the density bonuses would not have an adverse impact upon public health and safety or damage to the physical environment.
The 38 residential condominiums would be contained within six, three-story buildings totaling approximately 68,538 square feet (SF) in Gross Floor Area. The residential unit mix would consist of 14 one-bedroom units, 8 two-bedroom units, and 16 three-bedroom units ranging in size from 866 SF to 1,635 SF of habitable area. 62 off-street vehicular parking spaces, four motorcycle parking spaces, and over 19 bicycle parking spaces would be provided. Each unit would have its own one- or two-car garage. The project would include 1,188 SF of common open space along the site’s eastern boundary that would consist of a 594 SF dog park.

Surrounding the project site is single-family and multi-family residential development to the west, multi-family development to the east, vacant land and SR-94 to the south, and a site entitled for residential condominium development to the north.
