15-Story Office Tower in Hollywood Takes a Step Forward

Today the City of Los Angeles released a Notice of Preparation (NOP) for an environmental analysis of a proposed commercial development project in the Hollywood area.

The Sunset + Wilcox project, planned by 6450 Sunset Owner, LLC an affiliate of Millennium Partners, would demolish a series of office and retail buildings to develop a new 15-story commercial building totaling 445,218 SF and an 18-foot-tall, 3,550 SF building to house the Los Angeles Department of Water and Power (LADWP) equipment and an underground generator.

The project would feature a total of 1,291 parking spaces with 1,286 spaces slated for the commercial building and five for the adjacent LADWP building. Parking for the commercial uses would be provided in three subterranean levels, at-grade parking, a small parking mezzanine, and two fully-enclosed above-grade levels.

Gensler, the project’s architect, would design the building to fit in with the surrounding land uses. It would feature a contemporary glass facade with various repeating rectangular forms. The building would have partially landscaped terraces throughout, and feature over 22,000 SF of landscaped open space. The massing of the building would begin shifting south starting at level six. 

The building would be designed and constructed to meet the requirements of a Gold certification under the U.S. Green Building Council’s LEED Rating System. Environmentally friendly features would include a protected bicycle storage facility, electric vehicle charging infrastructure, and water conservation features.  

 Millennium Partners has released an initial study of the project with construction anticipated to be completed by 2026.
