104 Homes Coming to the City of Oceanside

Earlier this week, the Oceanside Planning Commission approved a proposal to develop 50 single-family detached units and 54 townhome type units on an 11.54-acre project site located at the northwest corner of Frazee Road and Old Grove Road within the San Luis Rey Neighborhood Planning Area. 

The project, proposed by Sheldon Development, consists of two parcels – one which is 1.69 acres and the other which is 9.85 acres. The proposal calls for changing the site’s zoning from Limited Commercial and Single-Family Residential to Planning Development, and to amend the General Plan for the area to allow for medium density residential uses. The medium residential density would accommodate the project’s proposed density of 9.01 dwelling units per acre. 

The single-family planning area would be 8-acres and contain 50 homes with lots ranging from 2,054 – 4,011 square feet. The townhome planning area would be 3.5 acres and consist of 58 three-story townhomes across 10 buildings. The project would include a fully-connected pedestrian network consisting of five-foot-wide sidewalks.

The project’s architectural themes by Summa Architecture will include the Mission Revival and Spanish Colonial Revival styles, in accordance with the nearby Historic Mission San Luis Rey. The building materials would include high-quality stucco cladding, decorative cornice and wall caps, and iron light fixtures.

The project would contain a 100-foot biological buffer with 2.72 acres of riparian habitat mitigation area starting at the northern perimeter of the project site with numerous species of shrubs and bushes. The developer would also plant 44 new street trees along Old Grove Road and Frazee Road.
