Oceanside Planning Commission Approves 137-Unit Mixed-Use Development

Yesterday, the Oceanside Planning Commission approved a proposal to develop a mixed-use project with 137 residential units, 3,500 square feet (SF) of commercial space, a 4,200 SF common area and leasing office, surface parking, and outdoor recreational amenities.

The development would be located on a 4.73-acre triangular-shaped parcel at the Northeast corner of Douglas Drive and Highway 76 in the San Luis Rey Neighborhood Planning Area.

REALM Group, the project applicant, received the approval of a Development Plan, a Conditional Use Permit, a Historic Permit, and Variance.

The project’s commercial space would be located on the first level of the building along the west-facing facade. It would include a 10-foot arcade with a pedestrian walkway with arched openings. The residential units will be located above the commercial space in a stacked flat configuration. Access to the rental units would be provided via interior courtyards. Each unit would have a private balcony or patio area, for a total of 5,878 SF of private open space across all residential units. The residential unit mix would range from studio to two-bedroom apartments, from 454 SF to 1,100 SF, respectively.

The main courtyard of the building would feature a swimming pool and a spa. A second courtyard near the center of the building would feature a fire pit, BBQ, decorative fountain, and seating areas. 287 parking spaces, including 27 EV Ready spaces, would be provided near the project entry and around the building perimeter.

The project’s architectural design by KTGY Architecture would consist of the Mission Revival style with single-barrel “U-Shaped” red clay tile roofs, smooth stucco wall surfaces, arched entryways, columns and arcades, recessed entries and windows, and multiple tower elements. The project would be designed to conform to the architectural standards of the Mission San Luis Rey Historic Area.
