San Diego Planning Commission Approves $3B Mixed-Use Development in Mission Valley

Earlier today, the San Diego Planning Commission approved a massive development plan that will transform Mission Valley’s Riverwalk Golf Club into a $3 billion mixed-use, transit-oriented neighborhood along the San Diego River.
Project Design Consultants, Schmidt Design Group and MVE + Partners all collaborated with project developer, Hines, to help reimagine the future of Riverwalk San Diego.

The proposed plan calls for the development of 4,300 apartments and condos, including 10 percent (430 units) deed-restricted affordable housing dwelling units, 152,000 square feet of commercial retail space, 1,000,000 square feet of office and non-retail commercial and approximately 97 acres of park, open space, and trails. The plan also calls for the adaptive reuse of the existing golf clubhouse into a community amenity and a new Green Line Trolley station.

The project would be built in three phases and includes a mix of buildings and public amenities across four districts. The four districts outlined in the specific plan are: North District, Central District, South District, and the Park District

The North District would provide the primary mixed-use core for the project and is the location of much of the specific plan’s residential development.
The Central District would include a mixture of open space and urban land uses.
The South District is envisioned to develop with an employment focus, which may occur as individual buildings or as a more integrated campus-like development.
The Park District would develop parks and open space land.

Ground breaking of the massive development plan can occur early 2021 with full build-out expected to occur by 2035.
Now after many years in the planning process, the project has one last hurdle to cross, the San Diego City Council.
