6-Story, 50-Unit Mixed-Use Building Coming to San Luis Obispo
Ten Over Studio
Last week, the San Luis Obispo City Council approved the development of a 6-story, 50-unit mixed-use building located at 1144 Chorro Street in the City’s downtown.
The proposed project by Copeland Properties would demolish an existing one-story commercial building and construct a new 65,752-square-foot mixed-use building that includes approximately 30,000 square feet of commercial/office. The first floor of the project would consist of three retail suites with accommodations for restaurant use, a residential lobby, commercial office lobby, and a small parking facility with accessible parking, car share spaces, and delivery/drop off spaces.

The second and third floors would be designated for commercial office uses. The fourth, fifth, and sixth floors will be reserved for the residential apartments. Due to the proposed height of the building the applicant agreed to provide a series of community benefits such as dedicating 25% of the proposed units (13 units) as workforce housing.
As part of the approval of the project, the applicant presented a Parking and Management Plan that would manage the demand and supply of parking for the mixed-use building. According to the plan, the parking garage is designed to hold a minimum of approximately 7 cars, including 1 accessible van space. The primary parking use is intended for car-sharing spaces. Depending on demand it is anticipated that 3 or 4 parking spaces will be used for car share spaces. In addition to the car share spaces, 2 or 3 spaces will be designated for short term use only, which will allow for pick up and drop off use.
Ten Over Studio
Ten Over Studio is the project’s architect and will use articulated facades by incorporating textured materials, balconies and decks, and a variety of siding materials. Additionally, brick and stucco is proposed to provide texture, relief, and visual interest consistent with the Downtown Design Guidelines and visual character of the neighborhood.
