Developer Proposes Senior Housing Project in the City of Yucaipa

A proposal to develop a 32-unit senior residential apartment complex in the City of Yucaipa advanced to the public agency review phase on August 9th.

The Conroy Senior Housing Project, proposed by Conroy Development Company, would be located on a 1.8-acre vacant parcel at 34380 Yucaipa Blvd. The parcel is located between the 5th Street Marketplace and the Stater Brothers’ shopping center surrounded by residential uses to the north, and commercial uses to the west, south and east.

The project would feature three different apartment building structures, all offering one-bedroom units with 919 square feet of floor space. The Project would include a number of private amenities for residents including a clubhouse, dog run, covered terrace, and other open space and common area landscaping. DKC Architects is designing the project.

The proposal includes changing the City General Plan’s Land Use Designation for the parcel from General Commercial to Multiple Residential, a Conditional Use Permit, and a Density Bonus Agreement. The Density Bonus Agreement will allow a 100% increase in the area’s allowable density, allowing the Conroy Project’s density to increase to 17.2 dwelling units per acre.

The City recommends a mitigation measure in order for the Conroy project to have a less than significant impact on greenhouse gas emissions. The City determined that the project would have a less than significant impact or no impact on all other environmental impact areas.
