84 New Homes Planned for Black Mountain Ranch in San Diego

Late last month, the San Diego Planning Commission approved a proposal from Lennar Homes to develop 84 detached multi-family dwelling units on a 41.48-acre parcel, plus 33 additional dwelling units on adjacent parcels.

The Avion Project would be located south of Carmel Valley Road/Bernardo Center Drive and east of Black Mountain Road. Additionally, the developer will transfer 19 affordable units and 14 market-rate dwelling units to the Black Mountain Ranch North Village Town Center. The affordable units would be designated as senior-affordable units and would be part of the Fairbanks Terrace Apartments Phase II. The 14 market-rate units would be designed consistent with the product types of the 84 detached multi-family units developed on-site. 

The 84 on-site dwelling units would consist of four different product types ranging from 2,289 square feet (SF) to 2,479 SF. The project would preserve approximately 23.75 acres of natural open space. The 33 of-site dwelling units are in proximity to a variety of employment opportunities within a mixed-use core. The mixed-use core includes a variety of retail stores, two schools, restaurants, and a gym.

The proposal includes a rezone from the current Agricultural – Residential designation, to a Residential Single Unit designation. It also includes a Planned Development Permit and a Site Development Permit.  

The project designed by Woodley Architectural Group will incorporate four different architectural styles: Contemporary California, Modern Spanish, Farmhouse, and Ballpark, in an effort to incorporate modern and historical themes.

The project is scheduled to appear before the San Diego City Council later this summer.
