Environmental Report Published for Montclair Place District Specific Plan

On July 10th, the City of Montclair published a draft environmental impact report for the proposed Montclair Place District Specific Plan (MPDSP), a 104.35-acre site located in the northern portion of Montclair.

The site, which is bounded by Monte Vista Avenue to the West, the I-10 Freeway to the South, and Central Avenue to the East, is currently occupied by the Montclair Place Mall properties. 

Under the MPDSP, all or portions of the existing mall, parking lots and free-standing buildings would be demolished to make way for a pedestrian-oriented, mixed-use downtown district within walking and biking distance of the Montclair Transcenter and the anticipated extension of the Foothill Gold Line.

The mixed-use district would contain approximately 6,321 residential dwelling units, 512,000 square feet of commercial uses, and a hotel with 100-200 rooms.  

The MPDSP will enable form-based development, massing, and architectural standards, with full build-out anticipated to take up to 20 years.

The Plan requests a zone change and a general plan amendment that will allow for future phased mixed-use development. 

The Montclair Planning Commission will hold a public hearing on the proposed specific plan on August 10th.
