Paso Robles City Council Gives Go-Ahead to 170-Acre Mixed-Use Project

Earlier this month, the Paso Robles City Council approved a proposal for a 170-acre mixed-use residential, commercial and hotel development called Paso Robles Gateway located in the Northwest portion of the city.

The project, proposed by Quorum Realty Fund IV, would consist of two hotels/resorts with 325 rooms, three commercial centers with a total of 73,600 leasable square feet, 17 workforce apartment units, up to 80 attached single-family residential resort units or a third hotel with 100 rooms, and approximately 98+ acres of agriculture and open space areas.

The applicant is proposing to develop the project in two phases. The first phase would include the development of the Promontory Center, the Vine Street Vineyard Hotel, the Hillside Hotel, and the Village Commercial Center. The second phase would include the 80-unit maximum resort community/ Highway 46 Resort and the Vine Street Commercial areas. The project is expected to be built out over the course of 15 years, from 2020 through 2035.

MVE + Partners, the architectural firm responsible for the design of the project, will balance the rural and urban nature of the site by clustering the commercial and residential development in distinct areas surrounded by agricultural and open space uses. 

The project proposal includes a number of components including Environment Impact Review Certification, General Plan Amendments, Conceptual Master Plan Development, a Development Agreement, and the removal of 15 oak trees, among other components.
