Four-Story Mixed-Use Project Headed to Carlsbad Planning Commission

On June 17th, the City of Carlsbad Planning Commission will consider the Carlsbad Station , a proposed four-story mixed-use project located on eight lots between Roosevelt Street and State Street. 

Carlsbad Station, developed by McKellar McGowan, would consist of two buildings with 79 residential condominium units and four ground-level commercial units totaling 9,777 square feet. The site comprises eight legal lots located in the Village Center (VC) District of the Village and Barrio Master Plan (VBMP). The eight structures currently occupying the site would be demolished for the new project.

McKellar McGowan is requesting a 35 percent density bonus for the project to make the development 44.89 dwelling units per acre. Per state law, this means that a minimum of 20 percent, or 12 units, of the maximum density units in the project must be affordable to low-income households.

143 vehicle parking spaces and 12 bicycle parking spaces will be included in the project in a below-grade parking garage. According to the City, the co-located residential and commercial uses will result in 181 fewer average daily trips compared to the current on-site uses.

Robert Hidey Architects plans to deliver a development designed with “timeless Main Street architecture” in mind, with the buildings primarily finished with brick and painted plaster finishes. While the storefronts will be clear glass with dark bronze anodized aluminum frames. The project will have 10,242 square feet of private open space and a 4,000 square foot common residential open space roof terrace.
