81 Homes Planned in the City of Riverside

Later this week, the Riverside Planning Commission will hear a proposal to subdivide 20.63 acres into 81 residential lots.
The applicant Diversified Pacific Communities is planning to build 81 detached single-family homes with common open space amenities. Individual proposed lots will range in size from 4,750 square feet to 19,059 square feet and the proposed single-family residences will range in size from 2,274 square feet to 3,783 square feet.
The proposed residences consist of one and two stories with a maximum building height of 29 feet, 10 inches, with up to five bedrooms, four-and-a-half bathrooms, and a two-car garage.
Diversified Pacific Communities
A total of 57,228 square feet of common open space is located throughout the planned residential development. Amenities will include open lawn areas, a basketball court, a tot lot, a playground, three picnic shelters, a BBQ area, and two dog parks. Each residential lot includes a minimum of 200 square feet of private open space. 61 guest parking spaces will also be provided.
KTGY Architecture is designing the homes in three architectural styles (Spanish Santa Barbara, Italianate, and Craftsman Bungalow) and five-floor plans with varying building designs and rooflines for each of the plans.
