718-Unit Multi-Family Development Planned in Chula Vista

Earlier this week, the City of Chula Vista released a Draft Environmental Impact Report (EIR) for a proposed 718-dwelling unit (DU) residential development on 135.7 acres located in the Sunbow neighborhood east of Brandywine Ave. and south of Olympic Pkwy.

The Sunbow II, Phase 3 Project, proposed by Ayres Advisors, LLC, would consist of 534 multi-family (medium-high) residential DUs and 184 multi-family (high) residential DUs across 44.2 acres. The project would also include 84.7 acres of open space, 5.9 acres of circulation infrastructure, and a 0.9-acre community recreation area consisting of a pool, barbeque area, spa, a clubhouse and a children’s play area.

63.6 acres of the open space area would be designated Multiple Species Conservation Program (MSCP) preserve designated to the City of Chula Vista. Approximately 3.9 acres of the open space located in the northern portion of the project site would be part of the Poggi Creek Conservation Easement Area, an already existing 19.2-acre Conservation site.

The project proposes a system of roadway corridors to support both vehicular and non-vehicular modes of transportation. In addition to private streets for vehicles, a bike lane connecting to existing community bike lanes and pedestrian walkways connecting neighborhoods and regional trails would be constructed.

Construction of the project is expected to last approximately seven years, with a proposed completion date of May 2028.

The public comment period on the Sunbow Project’s Draft EIR is open from March 15 to April 28, 2021.
