7-Story, 432-Unit Mixed-Use Project Takes Major Step Forward in North Hollywood

A proposed seven-story mixed-use development consisting of 432 multi-family residential units and located at 7940 North Lankershim Boulevard in North Hollywood took a major step forward this week after the LA City Planning Department released a Notice of Completion and Availability of the Sustainable Communities Environmental Assessment (SCEA) for the project.
The project, proposed by Summerland Partners Group and Hankey Investment Company, would demolish the two existing buildings on the project site including a one-story commercial building, a one-story office building, and associated surface parking and storage areas.

The proposed unit mix would include 72 one-bedroom units, 180 two-bedroom units, and 180 three-bedroom units. A total of 11 percent of the proposed residential units (48 units) would be designated as restricted affordable housing. Of these, five percent of the proposed residential units (22 units) would be designated as restricted affordable housing for Extremely Low-Income Households, and six percent of the proposed residential units (26 units) would be designated as restricted affordable housing for Very Low-Income Households.
Open space areas and amenities for residents would include a landscaped central courtyard. Residential amenities would include an 8,000 Square-foot (SF) community room, a 10,000 SF recreation room, and 84,600 square feet of open space. Other amenities would include a swimming pool and spa area, pet park, and private balconies.
The project is also proposing new ground-level commercial space with 14,000 square feet of retail use and approximately 8,000 square feet of restaurant uses.

Up to 541 parking spaces (432 residential and 109 commercial parking spaces) would be provided in structured parking. The project would also provide 224 bicycle spaces in the structured parking (30 short term bicycle spaces and 194 long term bicycle spaces). Parking would be contained within one subterranean level and one at-grade level.
The project is currently seeking several discretionary entitlements including a zone change, an increase of floor area ratio, and parking ratio. Senate Bill 375 allows for qualified projects such as the Lankershim Crossing to participate in a streamlined CEQA review through an SCEA.
Kamran Tabrizi Architect & Associates is designing the project with construction anticipated to last approximately 36 months and completed in 2023.
