644-Unit Development Faces Santa Ana Planning Commission

Today, the City of Santa Ana Planning Commission will consider a proposal to develop a mixed-use project consisting of two buildings with 644 multi-family residential units, 15,130 square feet (SF) of commercial space, and associated amenities.

The project, proposed by Waterford Property Company, would be located at 1801 East Fourth Street in the City’s Metro East Mixed-Use Overlay Zone (MEMU). Due to the proposal’s compliance with the intent of the MEMU, the City staff is recommending approval of the project at this time.

Each building in the proposed project would include five stories of residential units and ground-floor commercial space wrapped around seven levels of parking, including one subterranean level of parking. The total height of the buildings will be about 86 feet.

The project density would be 81 dwelling units per acre and would have a floor area ratio of approximately 2.2. The residential unit mix includes studio, one-bedroom, two-bedroom, and three-bedroom units. Project amenities would include private patios and balconies, nine courtyards, a great lawn, fitness rooms, club rooms, and a rooftop deck with a pool and spa.

The project’s commercial spaces will be along Fourth Street and would include new eating establishments, service uses, and/or retail businesses. The project would provide a total of 1, 318 parking spaces, or a ratio of 2.04 parking spaces per residential unit. The proposal also entails a number of adjacent road infrastructure improvements to facilitate vehicular ingress and egress for the development.

The buildings’ design by KTGY Architecture would consist of contemporary architectural elements comprising high quality, long-lasting materials such as metal siding, stone veneer, simulated wood siding, fiber cement panels, stucco, metal and glass railings, and aluminum storefronts.
