360-Unit Mixed-Use Development Heads to Montclair City Council

Today, the Montclair City Council will consider a proposal to develop a 373,660 square-foot (SF) mixed-use development proposal to be located within the Station District zoning area of the North Montclair Downtown Specific Plan.

The Village at Montclair project, proposed by Village Partners, would consist of four multi-story buildings, each up to five stories, situated around a centrally located public park. There would be a maximum of 360 dwelling units spread across each building, including 330 permanent apartment units, and 30 additional “Flex” units used as interim residences on the ground floor commercial lease space of each building. The residential unit mix includes studios, one-bedrooms, two-bedroom and three-bedroom units ranging from 413 SF to 1,319 SF.

A total of 25,143 SF of ground floor commercial space would be located in buildings 1, 2, and 4. As of now, the Village would include a total of 662 parking spaces to comply with parking requirements, but the applicant is seeking City Council approval for a 15 percent overall reduction in parking, which would leave 562 spaces.

The project architect, Torti Gallas + Partners, describes the project’s design as a Southern California Mediterranean style, with varying geometric shapes, colors and materials. Each of the buildings would feature a mix of architectural design elements including strong cornices, wrought iron balconies, deep-set classically proportioned windows, stone trim, clay style details, stucco mouldings and timber-trimmed verandas. Building 4 would be the focal point of the project and includes a clock tower feature.

The project site is 6.68 acres and is surrounded by the Arrow Station residential community to the west, the Montclair Transcenter on the north, and a Pep Boys auto store and car wash on the east.
