331-acre Master-Planned Community Cleared by Menifee City Council

Earlier this month, the Menifee City Council approved a specific plan that will develop 331-acres of land into 1,061 residential homes, commercial uses, community open space, a private recreation center, a community center and preserved open space.

The specific plan entitled Legado, is surrounded by Encanto Drive, Rouse Road, Sherman Road and Chambers Avenue in the northwest of the City of Menifee.

Developer Newport Pacific Land Company proposes a master-planned community divided into 15 residential planning areas totaling 216 acres, two commercial planning areas totaling 20.1 acres, two open space and recreation planning areas totaling 29 acres and three water basins.

Conceptual Development Plan

Consistent with the City’s General Plan, the development will contain designated bicycle and Neighborhood Electric Vehicle (NEV) lanes, and a pedestrian network of sidewalks and trails. Every home in the development would be located within a ¼ mile of a trail. 

The 12.9-acre community park in the project will contain sports fields, a community center, picnic areas and a playground. The park area will offer an opportunity for public art installations. Other landscape features include unique parks for each neighborhood, and pedestrian paseos separating the roads from the residential areas. A 1.89-acre private recreation center will be located on the western portion of the project.
