300-Unit Mixed-Use Project Coming to Huntington Beach

Today, the Huntington Beach Planning Commission will host a study session for a proposed mixed-use infill project located at 7777 Edinger Avenue.
The proposed project by DJM Capital Partners would redevelop a section of the Bella Terra shopping center by demolishing an existing 149,000 SF Burlington department store and 33,300 SF of adjacent retail space and constructing a new seven-story mixed-use infill project consisting of 300 apartment units, ground floor retail and restaurant uses, an above-ground three-level podium parking garage with 404 spaces, and associated hardscape and landscape improvements.
The project consists of a unit mix of Studios, 1 to 2 Bedrooms + Den units, and a 15,000 SF common area of leasing and amenity spaces. Residential parking will be located at above-grade garage levels due to the high water table.
The project also includes an Affordable Housing Plan consistent with the following requirements, based on 300 dwelling units: 15% of new residential dwelling units (45 units total) would be offered as affordable units and restricted by covenant for approximately 55 years. 60% of the affordable units (27 units total) would be restricted to moderate-income households earning not more than 120% of the County of Orange (County) median income. 40% of the affordable units (18 units total) would be restricted to very low-income households earning not more than 50% of the County median income.

In general, this project is a proposal to increase the maximum development density, revise the previously approved development areas, and create a new set of development standards in the Bella Terra Specific Plan.
Designed by TCA Architects, the concept for the design was inspired by the ongoing renovation at the mall by shedding the Italian village look and reimagining how a residential building can further transform this portion of the Mall. The goal is to make this part of Surf’s City’s communal backyard focused on the city’s laidback lifestyle by blending Mediterranean and Spanish architectural style motifs with the coastal vernacular.
