295-Unit Mixed-Use Development Faces Oceanside Planning Commission

Today, the Oceanside Planning Commission will consider a proposed mixed-use development located on an approximate 18.9-acre site at the southwest corner of Skylark Drive and Crouch Street.

The mixed-use development project called Ocean Creek will consist of 295 apartment units, ranging from 591 to 1,301 SF, and 3,000 square-feet of ground-floor commercial space. The units will be dispersed throughout five, 4-story buildings with a maximum height of 49 feet. The project has been designed with 476 parking spaces and includes amenities for residents such as a yoga studio, cardio room, dog spa, conference room, pool cabanas, fire pit, and outdoor dog park.

The project applicant JPI Companies is utilizing the State’s Density Bonus and including 30 of the 295 units for qualified low-income households.

Architecture Design Collaborative

The affordable units have been designed to be proportional to the project’s market-rate units in terms of floor plan, square footage, and exterior design. The 30 designated affordable units consist of one (1) studio, fifteen (15) 1-bedroom, thirteen (13) 2- bedroom and one (1) 3-bedroom apartment units with the same or similar floor area as the market rate studio units. The affordable units have been interspersed throughout the complex and will have a similar appearance as the market-rate units.

The proposed building design by Architecture Design Collaborative features articulated wall planes, extensive fenestration, a variety of exterior finishes, and other details that create architectural interest.
