251-Unit Mixed-Use Development Planned in the City of San Gabriel

Pacific Plaza Premier Development Group

Earlier this week, the City of San Gabriel announced the completion of a Draft Environmental Impact Report (EIR) for a proposed 251-unit mixed-use development to be located east of the City’s Mission District Core.

The Pacific Square San Gabriel project, proposed by Pacific Plaza Premier Development Group would sit on a 5.85-acre site and consist of two five-story ‘plaza’ buildings, each with residential units, live/work units, and ground-floor commercial space. 

The 700 Plaza, on the northern part of the site, would include 102 residential units, 4 live/work units, 36,352 square feet (SF) of ground floor commercial space including a restaurant, retail, commercial live/workspace, and a fitness center. The 800 Plaza, on the southern part of the site, would include 141 residential units, 4 live/work units, and 39,694 SF of ground-floor commercial space including restaurant, retail, cafe, commercial live/workspace, and a market. In total, Pacific Square would have 243 residential units, 8 live/work units, and 76,046 SF of commercial uses.

Pacific Plaza Premier Development Group

In between the two plazas would be a 33,543 SF central park area with landscaping and outdoor seating. The entire perimeter of the project would be surrounded by a 24,280 SF secondary plaza with landscape and hardscape areas. The central park area is intended to pay homage to the previous occupant of the site, San Gabriel Nursery & Florist, which continues to operate just north of the site.

983 vehicular parking spaces would be provided on-site in two, three-level concrete parking garages that would be part-subterranean and part above-grade.

Pacific Plaza Premier Development Group

Pacific Square would be designed in a contemporary architectural style consistent with the surrounding buildings along San Gabriel Boulevard. The massing of each building would be stepped back from the second to the fifth floors, providing a distinct identity for the retail while buffering the residential floors from the street. The building materials would include stucco, wooden and metal wall panels, and glass railings. The design would include an earth tone color palette consisting of brown, gray, bronze, and white. 

Project construction is expected to take place over a 30-month period from May 2021 to December 2023.
