Last week, the City of Riverside released a Draft Environmental Impact Report (EIR) on a proposed 237-unit residential complex located at the northwest corner of Central Avenue and Sycamore Canyon Boulevard.

The Crestview Apartments, proposed by KA Enterprises, would consist of five three-story buildings and two 2-4 split level buildings on a 9.44-acre site. There would be 94 one-bedroom units, 126 two-bedroom units, and 17 three-bedroom units.

The project would include an onsite leasing office, garages, carports, mail lounge, putting green, an outdoor resort-style pool and spa, fitness center, a dog play area with a dog wash station, a clubhouse, barbeque areas with tables and shade structures, and a walking perimeter loop trail.

The project proposal requires a general plan amendment to change the zoning from commercial to residential, a zoning code amendment, a design review, a variance to allow perimeter masonry walls, and approval of the EIR.

Architects Orange will be designing the project.

The public review period for the Draft EIR is open from March 19th to May 3rd, 2021.
