234-Unit Mixed-Use Development Planned in the City of Menifee

Earlier this week, the City of Menifee released an Initial Environmental Study for a proposed 10.15-acre mixed-use project to be located in the Western portion of the City at the northeastern corner of Normandy Road and Berea Road.

The Boulders Project, proposed by Trademark Construction, would be a mixed-use commercial and multi-family residential development. The project would consist of 234 multi-family residential units across nine three-story buildings. It would consist of a three-story, 21,310 square-foot (SF) office building, residential recreational facilities, a 120-child, 8,250 SF daycare center and an accompanying outdoor recreation area.

Summa Architecture

The nine residential buildings will be designed in one of two different building types. In total, there will be 108 one-bedroom units, 106 two-bedroom units, and 20 three-bedroom units. All units will be market rate. Apartment amenities include private balconies and decks, a 2,140 SF clubhouse, and approximately 14,480 SF of active outdoor common space with a pool, spa, grills and seating. The clubhouse would house a mail room, fitness room and game room.

The office building would be designed for multiple tenants, and would include about 1,230 SF of common space.

The project would consist of a total of 438 parking stalls — 341 for the residential units and 97 for the office and childcare center. 41 parking stalls will have EV amenities. The project would have three points of access: one from Normandy Road and two from Berea Road.

Summa Architecture

The project site is designated as an Economic Development Corridor (EDC), where residential, commercial, office, industrial, entertainment, educational and/or recreational uses are allowed to coexist.

The project’s construction is anticipated to commence in Fall 2022 and last for approximately 16 months.
