23-Story Residential Tower in Hollywood Begins Environmental Review

The City of Los Angeles has announced it will begin preparing an Environmental Impact Report (EIR) for a proposal to construct a 25-story, 270-unit mixed-use building located at 6350 Selma Avenue in Hollywood.

The Artisan Hollywood project, proposed by Artisan Realty Advisors, would be located on a 1.55-acre site that includes the 1520-1542 North Cahuenga Boulevard and 1523-1549 North Ivar Avenue address. The site has six existing commercial buildings, which would remain according to the plan. The existing surface parking lot however, would be replaced with the new building, which would include two levels of above-ground parking and four levels of subterranean parking.

The new building designed by Gensler would include 6,790 square feet (SF) of commercial space to be occupied by a restaurant or retail tenant. 27 of the 270 residential units would be restricted for Extremely Low-Income households. The project would include 30,918 SF of open space. The residential unit mix would be 92 studio units, 93 one-bedroom units, 75 two-bedroom units and 10 three-bedroom units. The project would have a floor area ratio (FAR) of up to 4.5 to 1.

The applicant is requesting base incentives to allow for a 50-percent increase to the project’s FAR, and a base parking incentive to allow a reduction in residential and commercial parking requirements. The public comment period on the Draft EIR will last from November 20, 2020 until December 21, 2020.
