22-Story Tower Heads to San Diego Planning Commission

Later this week, the San Diego Planning Commission will consider a proposal to develop a 22-story tower in Downtown San Diego’s East Village neighborhood. 

The project, called 9G Tower, would consist of 241 dwelling units, 243 parking spaces and 35,668 square feet of commercial space. 

The applicant Cisterra Development plans to create 35,668 square feet of new commercial space where the Pacific Telephone and Telegraph Company Garage currently stands. The historic façade of the existing structure will remain, while the interior is proposed to be demolished and reconstructed to house a large-scale general merchandise retailer, containing a grocery component that includes the sale of alcoholic beverages for off-site consumption.

Above the Pacific Telephone and Telegraph Company Garage, the Project proposes five above-grade parking garage levels with 50 bicycle parking spaces.

The breakdown of the proposed dwelling units in the 9G Tower development is as follow: 

  • 60 Studios
  • 119 1 Bedroom
  • 30 2 Bedroom
  • 32 3 Bedroom

 The residential component of the project will contain several residential amenities for residents on Level 7 and the rooftop, including 6,134 SF of outdoor common open.

Plans by Carrier Johnson + CULTURE exhibit a modern architectural aesthetic that incorporates a glass-clad tower above the designated historical existing structure. The tower itself contains 16 levels and the residential dwelling units are characterized by rectangular massing consisting of glazing. Concrete frames that run the height of the tower and balconies modulate the tower’s massing, while an offset rooftop level with a steel canopy creates an interesting transition to the sky. 

If approved the project will join a recently approved  40-story tower in the East Village neighborhood called Park & Broadway.
