192-Unit Multi-Family Development Approved in San Marcos
Summa Architecture
Last week, the San Marcos City Council approved the development of 192 multifamily residential dwelling units on a 14.4-acre project site.
The proposed project called Sunrise Gardens is located at the City’s southeastern limits and would consist of 100 two-story townhomes and 92 three-story townhomes with a total of 464 parking spaces.

The developer, Integral Communities, plans to include a range of units types from 2, 3, and 4-bedrooms, as well as a range of affordability options to accommodate the City’s affordability requirements and the full spectrum of family demographics.
Sunrise Garden will also include 5-acres of open space and active recreational areas. As part of the recreational area, a 10,283 square foot pool deck will be included with features such as a pool, spa, barbeque counter, outdoor dining area, bocce ball court and multi-age play structure.

Summa Architecture is designing the project and proposing a contemporary brownstone style that blends classic elements such as stone and brick veneer elements with modern construction techniques that give the project a contemporary appearance. Building materials will include wood, stone, stucco and brick, with earth and natural tone exterior color finishes.
