192 Homes Planned in San Luis Obispo

The City of San Luis Obispo completed a draft environmental analysis for a proposed 192-unit residential development located at 3580, 3584, and 3590 Bullock Lane within the Orcutt Area Specific Plan.
The Bullock Ranch Residential Development Project, proposed by Bullock Ranch, LLC, would consist of 192 residential units including eight live-work units, mixed-use commercial/office space, 433 on-site parking spaces, and other residential amenities on a 10.93-acre site.
The development would feature three housing product types: eight live-work townhomes, 88 bungalows/carriages on the east side of the project site, and 96 townhouse units on the west side. The homes would come in 10 different unit plan types ranging from 733 square feet (SF) to 2,508 SF and one to four bedrooms. Each home would include private garages and on-street parking.

Bullock Ranch’s residential community amenities would include a 1,766 SF community center with a fitness center, an outdoor pool area, and an accompanying 766 SF pool building with bathrooms, showers, resident mailboxes, and a bicycle maintenance room.
A multi-use trail would extend the length of the project and connect to an existing regional bike path extending from the project’s south property line to the southwest corner of the intersection of Orcutt Road and Bullock Lane.

KTGY Architecture intends to design the homes in California Mission and Mission Ranch architectural styles. The California Mission homes will feature concrete tile roofs, stucco finishes, decorative shutters, decorative tiles, and brick veneers. The Mission Ranch homes will feature concrete tile roofs, stucco finishes, cementitious siding, decorative corbels, brick veneers, and wood railings.
The 30-day public review period for the environmental analysis lasts from November 26, 2020 to December 28, 2020.
