169 Homes Coming to San Juan Capistrano

Last night, the San Juan Capistrano City Council approved a proposal to develop a 35-acre site with the “The Farm,” a residential development consisting of 169 single-family residential homes. 

Located at 32382 Del Obispo Street, the project would include a 0.5-acre public park, a 20-foot wide multi-use public trail, a private recreation facility and construction of private roads.

Per the terms of the Development Agreement, the developer Lennar will provide a $2 million cash contribution to the City to be used toward the acquisition, construction and/or maintenance of City facilities.

The single-family homes will range in size from 2,120 to 3,136 square feet.

Architecture firm WHA proposes a contemporary farmhouse architectural style with three elevation styles: Contemporary Farmhouse, San Juan Farmhouse, and Farmhouse ranging from 23 to 31 feet. The architectural style of the project is consistent with the City’s heritage agricultural theme.

C2 Collaborative, the project’s landscape architects, will incorporate a variety of drought-tolerant plant material into the development to provide a visually interesting and rich landscape program.

To address privacy concerns raised by residents in the adjacent Alipaz Estates Mobile Home community, Lennar will add mitigating shrubs and trees and a 6-foot high perimeter block wall separating The Farm from Alipaz Estates.
