160-Unit Apartment Community Planned in Murrieta

Earlier this month, the City of Murrieta released an initial environmental analysis on a 160-unit apartment community in the southwestern portion of the city, just north of the intersection of Jefferson Avenue and Murrieta Hot Springs Road.
The Jefferson Avenue Apartments Project, proposed by Murrieta Hot Springs/Jefferson, L.P., would consist of ten buildings on a 9.18-acre project site. Six of the seven residential buildings would be three stories high, and consist of 24 apartment units. The other residential buildings would be two stories high and have 16 units. The remaining three buildings would consist of a leasing office, a tree covered patio and a gym for residents. The project would have a density of 17.43 dwelling units per acre.
Project amenities would include a swimming pool with a BBQ area and a spa, a children’s play area with a playground, a dog park, and an open play area adjacent to the pool.
Murrieta Hot Springs/Jefferson, L.P
The project would consist of 340 parking spaces across 18 parking garages including 34 electric vehicle spaces and eight disabled spaces. The project’s entrance point would be two gated drives located on Jefferson Avenue. The project site is surrounded by commercial developments to the north, south and east, and a multi-family residential development to the west.
The applicant plans to initiate construction on the Apartments in mid- to late-2021 and complete it by late-2022 or early-2023. The City determined that if proposed mitigation measures are adopted, the project is not likely to have a significant environmental impact.
