151 Condo Units Planned in San Marcos

Yesterday, the City of San Marcos announced it will prepare an Environmental Impact Report (EIR) for a proposed condominium development located at 943 E. Barham Drive located in the eastern portion of the City. 

The Hallmark-Barham condominium project, proposed by Hallmark Communities, would consist of 151 condominium units on 10.6 acres. The condominiums would consist of one- two- and three-story units and ten dwelling unit types across 25 buildings. Each unit would have either a patio or balcony area. 133 units would be located in 19 7-plex buildings, and 18 units would be located across six 3-plex buildings. A 1,160 square-foot (SF) central recreation building with a kitchen, living room, dining room, California room, patio, restroom and storage area is also proposed. The residential buildings would comprise 2.8 acres of the project site. 

The buildings would have a Contemporary Spanish architectural style consisting of wood, brick, stucco, and decorative metal building materials.

The project would contain a total of 5.35-acres of open space. This includes five different recreational open space areas which include a fire bowl with sitting, a barbeque area, a bocce ball court, a multi-age play structure, bench seating, tables with seating, and dog wash stations. The open space component would also consist of a 6,764-SF water quality basin area to direct water during rain events. 

The project proposes a total of 349 parking spaces, including 283 garage parking spaces and 56 outdoor parking spaces. Each unit’s parking garage would be pre-wired for electric vehicle charging stations.

The proposal includes a General Plan Amendment and Rezone to change the land use and zone of the property from Mixed-Use to Specific Plan Area. The project site is primarily surrounded by residential land uses.
