139 Townhomes Planned in the City of Placentia

A proposal to develop a major residential community in Placentia, CA is one step closer to approval after the City of Placentia released its initial study/mitigated negative declaration for the Latitude Residential Project earlier this week.

Toffoli Investments is proposing the development of 139 for-sale townhome residential units on a 5.6-acre site at 443 S. Van Buren Street in Placencia, California. The townhomes would have six different unit plan types ranging in size from 734 square feet to 1,333 square feet. The townhomes would be dispersed across the site, making the project’s density 25 units per acre.

Toffoli Investments

Each townhome in the project will be three stories, contain balconies, decorative metal guardrails, decorative shutters, gabled roofs with end details, arched soffits, exposed trusses, and concrete tile roofs. 

The project is requesting a change to the zoning classification of the area from Manufacturing District and Combining Oil District to High-Density Multiple-Family District. Toffoli proposes to convert the existing auto wrecking facility located on the site. The project would require an environmental survey and cleanup process due to the site’s previous industrial uses.
