132 New Homes Could Be Coming to San Juan Capistrano

The San Juan Capistrano City Council will consider a proposal later this week to develop a gated residential community on a 16.1-acre site at 27000 Calle Arroyo.

The Tirador residential project, proposed by Watt Communities, would consist of 132 single-family and townhome residential units, 14 of which would be affordable to moderate-income households. Recreational facilities and a multi-purpose trail would also be included as part of the project.

89 of the residential units would be three-story attached townhomes ranging from 1,250 square feet (SF) to 1,850 SF, and 43 detached two-story, single-family residences ranging from 1,720 SF to 1,890 SF. The single-family units will be constructed on the eastern portion of the site, while townhomes will be constructed on the western portion of the site. Each unit will include a private driveway and a two-car garage.

Watt Communities proposes to purchase an adjacent 0.14-acre city-owned property as part of the project. The property would be developed with a parking lot, roadway, and landscaping to support the residential community. City staff has determined that the sale of the city-owned property would contribute to the economic development and enhance the quality of life of San Juan Capistrano.

Summers/Murphy & Partners

Withee Malcolm Architects will design the residential community with Spanish and Farmhouse architectural styles. Both designs will feature contemporary architectural elements, multi-level rooflines, and a complementary color scheme. The Spanish-style units would feature tile roofs and accents, wrought-iron window planters and painted exteriors. The Farmhouse units would feature asphalt shingle roofing, wooden window planters and trim and horizontal siding. Both types of units will feature steel garage doors, and a cement plaster exterior finish.

Earlier this month, the San Juan Capistrano City Council approved another residential development called the Farm, which plans to build 169 homes.
